Fretboard question

Here is a photo of a PRS that I am looking at buying. Does this fretboard look ok? Does it just need some cleaning or does it look like some kind of permanent staining or wear? The guitar was made in 2020.

Looks like grime to me. If you can play it before you buy, take some fretboard cleaner with you and ask if you can wipe it clean before you buy. If you use a thin cloth, you can do it without removing the strings.

That looks grimy as all get out. It looks like someone sweat buckets of sweat on it. It may just wipe off or buff out with some cleaner. I would be somewhat concerned about staining in the wood since that part doesn't have a finish on it.

Yep, that definitely looks like built up crud. I dont think I purchase without seeing in person though just to make sure it's only superficial.
